Subdivisions
Want to subdivide your land in the Kenai Peninsula Borough (KPB)? After a brief initial research on your land, I can talk to you about what you want to do with it and then give you a price range estimate. Fairly often it is helpful to meet in person to look at a map and discuss your property. I ask that you sign a work order and provide half of the lower end of the price range as down payment before beginning the field work. Once we have a subdivision design, we can create a preliminary plat to submit to KPB and get the process rolling. The whole process typically takes 6 months to a year. Property Corner and line marking
For a variety of reasons, a land owner may want their corners and/or their property lines marked, typically with survey lath and flagging. They may wisely want to know their boundaries prior to building a house or fence or improvement, or buying or selling the property. This service is not strongly regulated and is largely up to the land owner on what they need or want to pay for. This service could also include replacing a missing monument.

Mortgage location surveys aka asbuilts
These surveys are usually required when the bank is involved with a property that is being bought, sold, refinanced or some other action that could affect the bank’s investment. It insures that the improvements (house, garage, well, etc) are on the correct property, not encroaching on another property, as well as not being encroached upon by adjacent landowners. Zoning Permit (partial) asbuilts for City of Homer
This a similar to the mortgage location surveys, required by the City of Homer, but with less stringent requirements and at a slightly lower cost. The following is from City Code: 1.70.040 Permit terms.
b. A zoning permit for a building or structure shall require the applicant to submit to the City Planner an as-built survey, completed by a licensed surveyor, of the location, foundation, dimensions, and proximity to all lot lines of all buildings and structures covered by the permit, promptly after completion of the work. [Ord. 20-03 § 1, 2020; Ord. 08-29, 2008].

Topographic
A topographic (topo) survey is used to create a three dimensional model of the land. Sometimes the architect or engineer may ask for a topo survey for design purposes on their project. It is often associated with commercial building design or construction.

While preparing to sell my property, I was instructed by my realtor to get an as-built, and I'm glad I did. Mullikin Surveys quickly responded and came out within a few days.
